Position Description: River Partners owns and manages over 4,000 acres across the Sacramento and San Joaquin Valleys. Our Acquisitions Team is looking for someone to help us grow our network of conservation lands, manage our portfolio in wildlife-friendly farming and assist with transitioning lands out of production and into habitat. The Conservation Lands Manager reports to the Director of Acquisition. This position oversees the leasing and management activities on over 2,100 acres of River Partners’ conservation properties, including immediate management of 400 acres of walnut orchards in Colusa County, 1,000 acres of row-crop land in Yolo County, and up to 5 residential leases, 40 acres of almonds, and 2 dairy leases with 700 acres of wheat/corn rotation supporting the dairies in Stanislaus County. Within the first year, it is expected this portfolio of management will grow to up to 3,500 acres. Some travel is required. Essential functions and responsibilities of this position include: Direct Responsibilities • Advertise, secure and manage leases and rentals on River Partners-owned properties (farms, orchards, residences, warehouses, etc.) • Advise Acquisition Team on relevant market trends for multiple types of crops across Central Valley, including average crop rental rates across counties. • Track property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs, and understand and maintain property tax exemptions. • Understand and enforce use restrictions on River Partners’ properties. • Meet potential lessees, showing them the property and assessing their applications in accordance with appropriate laws; manage leases and troubleshoot issues as needed. • Hire and maintain a Real Estate Management Company to manage facilities rentals across River Partners’ portfolio (Inspect properties and arrange for repairs and new materials; Arrange contracts for maintenance, security and other ongoing services and manage disputes with these service providers where appropriate; Investigate and resolve property complaints and rental violations). • Oversee, manage, and administer public access to properties and hunting programs when applicable as defined by the California Department of Fish and Wildlife Fishing and Hunting Regulations (mammal/fish, etc.). Support the Director of Acquisitions • Track transition of water rights ownership during property transaction. • Build network of regional agricultural real estate professionals, including realtors, private landowners, and appraisers and maintain positive productive relationships. • Obtain and review diligence for prospective properties (including appraisals, title reports, and Phase I/II). • Support effective transition of property from agriculture to restoration. • Receive and report on levee inspections and maintain communication with relevant water drainage coalitions. • Other duties as required.
Qualifications
Qualifications: • Candidates with a degree in business, agriculture, land use law, or resource management are encouraged to apply. Relevant work experience in land management, real estate and extensive familiarity with the agricultural sector may substitute for college degree. • Three years of appropriate work experience in property management/land management. • Experience with grant development or public agency interface preferred. • Proven ability to delegate and coordinate a series of tasks on a tight deadline. • Proven success in managing multiple simultaneous projects and deadlines while successfully meeting project objectives within budget. • Experience working with Microsoft Office Suite software.
